IT The Value of Land One of our occasional writers men tions that he has been asked to ad vise a farmer whether to sell or not to sell a farm for which the owner has been offered two hundred dollars an acre This farm is in northern II hoots and in answering the question our correspondent approaches the subject from the standpoint of the earning powerof that particular farm Although the advice in the main is in the direction towards selling out it was not given with that emphasis which the subject calls for and it is one of the many articles which we have not yet printed That any good sized tract or farm land as far west as Illinois can be sold at two hundred dollars an one of the marvels of the century The farmer who has confront the propposition of making a profitable income on a sixty dollar an acre land that is devoted to general has all he can stand up to and the man who buys the best farm in the country at two hundred dollars an acre cannot undertake to farm it with much hope of success although in the end the property may be cut up into small tracts or town lots and so wind up the transaction as a profitable investment Land is appreciating in market value because of the increase ot In the year 1850 the avail able area of this country was 2995 772 square miles and the was 23191876 people In the year 1908 the Bureau of Com mcrce and Labor places the area at 3026789 square miles and the estimated population is 87 189392Thirty years ago men on horse back driving beards of cattle were enabled to travel from the Rio Grande river to the Canadian 1 l t vtrailftii herd mi d it ts only here and there that Uftd can be had for less than it is worth and we may rest assured that during the next twentyfive years the time will arrive when every man will have to face the of land on the basis as danger ous to him from the investors standpoint the purchase of an 11 linois farm at two hundred dollars an acre It is one thing for the owner to have land values increases under feet by reason of this increases in population It represents the profit of the pioneer who was on the ground first but it is another thing for the landless man to see those values go up beyond the times The land area is fixed here and there a few more acres will be made available but the population is increasing to wards the hundred and fifty million mark and land values will conform to that basis It will not require half the tim to increase from one hundred million of population one hundred and fifty millions that it did to increase from fifty to one hundred millions and that was done in Muhlcnbcrg IY OTTO A uoTiiKirr Greemille3 tobacco in Its course from plant bed to palate and pipe has found its way all the world a limited demand in the its fame spread first over western Kentucky then throughout the u tire South and now its leaf and strips and manufactured plug and pipe to baccos are known everywhere Tradition says that the first plant in Muhlcnbcrg was mined in 1804 Comparatively few crops were grown until the latter part of the 308 since which time tobacco has been one of the countys principal products William Martin who came to Mublenberg county in i5Q5 from Virginia is the pioneer in the plug tpbacpo business in the Qrcen country and also among the first in the State of Kentucky In the lhirtjes he laid the foundation of an jndqstry that slpep his Upjc has de velopcd and given to Greenville an international reputation as a tobacco raiding rehandltng anti mapifaptui point In the course of time William Martin was followed by three of his sons awl they in turn by sonic of their sons and so on down through tour generations In fact most of the tobacco manufacturing in MuM enbcrg has been clone by some of Sjnce his day the name of Martin has always been associated the making of plug It was in 1835 In tljp Old neighborhood six miles southwest of Greenville that William Martin a son of Thomas Martin first manu factured plus The tobacco raised in those days it is sOlid was about the same kind of yellow prior and grown in some parts of Muhlenberg His son Qabney A later introduced other varieties of the plant William selected the best leaf for his plug using not only his own prop but also those of his neighbors Most of the tobacco he then each year manufactured into plug during the course of a few months The rest he prized into hogsheads anti ship establishment He simply stemmed and rcdricd the leaf and pressed it into cakes He packed the tobacco intq forms or moulds to which he applied pressure by pulling down one end of a twenty foot beam the other end of which was tenoned in a mortise cut for that purpose into one of the heavy timbers of his barn Alter the beam or lever had been pulled down by all the available hu man muscle it woo held in position by means of a sword like hickory stuck into an auger hole in the wall The pressure thus produced and held was BO great that accord to tradition it not only made the juice fly but turned the tobacco into a solid cake as black as the niggers who done the sqeczing These plugs usually weighed about eight ounces ape were packed into boxes holding from iop to 150 pounds William Martin followed this bus incss only a few years before he quit one of his sons William Campbell Martin took up the same work and continued in it 1840 In iSjoDabncy A and Ellington W Martin two of the of William Martin established plant on North Main street in Green ville and began the making of that brand known as Greenville They were the first to use and ajso the first to introduce flavoring sweetening in plug p A and Martin loaded their product on six mule wagons each holding about 4000 pounds Started them on long trips into the South Ihcsc large were usually accompanied by one or two smaller ones for the purpose trips from the main road and the moving source of supply They delivered their goods on con fiijinment that is to be paid fur when suld or to be returned when called for There was no tax or revenue on tobacco in those days sand the manufactured plug usually sold for two hits or twen ty five cents a pound Their collec tor called on the customers about every six months and resulted in the arrumuln tion of a fortune Most of their plug trade was in the South After the civil war begun they were unable to collect any bills Furthermore their tobacco was con fiscated and all their slaves set free The combined effect of these was almost disastrous to them but they continued their business un til shortly after the close of the war In 1869 they sold their building and machinery on North Main street to Hugh N Martin a son of William Campbell Martin who as before stated was one of the sons of the original William Martin II N Martin manufactured in the same building for a few years and then removed hU plant to Chestnut street where in hp added a stem mery and began putting up strips for the English market n 1809 here moved to louisville m which city he conducts a leaf rehanUhng es tablishmentSuch brief outline of the in history of the first tobacco business from Its down to the present In the meantime other men went into the business In the early forties George Short began the manufacture of plug on North Main street near whore D A and E W Martin later lo cated Short operated l9fio Several years after his death his place was converted into a re handling house and remained such until its destruction by fire the year 1874 Kzckial Rice grand nephew of Wm Martin opened a plug factory in the then recently vacated by H N Martin on North Main street He also rehandled leaf and put up a few strips In 1899 he removed to and one year later sold out to the American Tobacco Co During the latter part of the R T or Pick Martin a son of Thomas L Martin and there fore a grandson of the original Wm Martin began the manufacture of plug In 1902 he sold his and brands to a company in Hopkinsville to which city the C iCb began the plug bus mess in iQoa But all the men who bought to bacco in Greenville did not drift in to the pldg manufacturing business Among the outsiders who put up strips were Ialtman Co and Ackenberger Co of New York pattnian handled tobacco in Qrqeuvillc from 1863 to 1870 Ack enberger whose local representative was Ed Reno bought tobacco here for a few years in the 703 Tom Summers the father in law of Rufus Martin bought leaf from about 1 50 to 1870 He was one of the leading tobacco pier of day Felix Martin a son of Hutson Mar tin was among the buyers from 1880 to 1885 and so was George Eaves RufUs Martin a son of Felix Martin and therefore a grand nephew of the original Yilliam Mar tin began the leaf and strip business- in the early tags and conducted a large house up to the of his death in 1903 Up to fifteen years ago sonic of the farmers who raised to bacco would occasionally buy the crops of a few of their neighbors This they prized role hogsheads whjph were sent to Loujsviilc and there sold pn the Among such buyers and were Wm Y Newman Tom 1 Johnson J Lylcs Albert Miles C Cisney and Aney E Newman There were of course other to bacconists in and around Green vine but their careers like some of those to which I hayc referred arc subjects for a sketch of more recent times But let ijs uut forget while tho inatuifacturcrs and rehnndlers town were engaged In disposing of the home grown tobacco the faun ers scattered over the adjoining country were busy raising more of the weed The growing of tobaccq meant hard loiter in the olden time and It moans hard labor now No crop requires more care and greater patience than tobacco From the sowing of the seed to the hauling of the product to the market stage requires its own particular kind of weather Should one of these ungpvernablc conditions
